RAR Imobiliária expects to invest more than 40 million by 2027Investment. 2023 was a year of slowdown in national real estate investment, influenced by political, economic and stability uncertainties. We saw sharp drops in the Office segment, with Retail and Hotels saving the year. With 11 and a half months to go, 2024 will be different.
The outlook of real estate consultancies varies between moderate optimism and slight pessimism, suggesting a cautious 2024, at least in the first half of the year, with surprises only further ahead.

One of the oldest real estate developers in the city of Porto has been strengthening its presence in the medium/high and high segments and, with two projects currently under construction and being sold, has a set of projects in the pipeline. By 2027, it plans to invest another R$40 million in four new projects.

“We will maintain our sustainable growth strategy, which consists of a maximum of two to three projects simultaneously,” said Paula Fernandes, CEO of RAR Imobiliária, with whom O CONSTRUIR spoke about its presence at the Portugal Real Estate Show (SIL).

The land where the projects will be developed has already been acquired and is already in the architectural design phase, revealed Paula Fernandes, who also indicated that all of them will be in Greater Porto, where the market “is very active,” but also because, “this way, we can maintain proximity to customers and the quality of the projects.”

But in a logic of continuity that characterizes the developer, Paula Fernandes points out that for the “next 10 years,” this investment amount will be replicated every three years, “that is, between 2027 and 2030 we expect an investment volume identical to 40 million and so on.”

“This way, we always have projects in the completion phase, being sold and others entering construction,” she explains.

CURRENT PROJECTS AND STRATEGY
Boavista 5205 and Montebello Villas are the two projects that are under construction and being sold. With the construction expected to be completed this year, half of the apartments in the Boavista development have already been sold. Designed by the A43 studio, its architecture evokes “urban life with maritime influences”.

Located in Foz Velha, Montebello Villas, a gated community with 12 houses, has already sold five. Paula Fernandes recalls that this was “acquired with the architectural proposal already in place”, designed by Nuno Valentim, and that it was later adapted to the company’s values. This is also a “differentiated” project. “Not only is it the developer’s first with villa characteristics, albeit in a gated community format, with a focus on security and, even so, with large outdoor areas”.

LOCAL PARTNERSHIPS
Working with local offices located in the North region has been the company's philosophy, a strategy that will be maintained in future investments. Paula Fernandes believes that, in this way, there is “greater ease of interaction due to proximity and alignment with regional values” that the developer promotes in each project.
This proximity also allows for continuous feedback between the development team and the architects. “We want to create projects with identity, where the developers themselves would like to live, and this is only possible because we put ourselves in the shoes of those who are going to buy: Having the teams close to the projects makes this process easier,” she says.

GIVING ‘FORM’ TO IDEAS
A constant presence at SIL, the promoter presented itself at the fair this year with an “innovative” stand where it reinforced its “strong connection” with architecture. In partnership with six architecture studios from Greater Porto, with whom it has already worked and others that are present in some of its new projects, it developed its first exhibition: ‘Forma’.

Thus, the studios A43, Correia / Ragazzi Arquitectos, Horizonte, José Carlos Cruz, Masslab and Nuno Valentim Arquitectura were challenged to develop their “own vision” of housing and architecture, based on 100 wooden pieces of equal size, with the aim of “reinforcing the connection between promoter and creator and giving visibility to emerging offices”.

“The initiative was very well received by architects, creating closeness and ongoing collaboration”, indicated Paula Fernandes. “They looked at this challenge as if it were an architectural project”, she stated, and the result was an exhibition “playful and creative”, where, in addition to the developed models, there is no lack of explanatory texts and original sketches.

“We wanted to promote a space for dialogue where different perspectives on housing can be explored, encouraging creativity and new ways of thinking about housing space”, he added.

RAR Imobiliária at SIL with a new “FORM” - a challenge to architectureThe new developments announced for SIL - the Portuguese Real Estate Fair - from April 10 to 12 at FIL, in Lisbon - never cease to amaze us. Of course, there are new promotions, new projects, resorts and hotels. But there are also unusual initiatives.
RAR Imobiliária, for example, launched an unprecedented challenge to six prestigious Portuguese architecture firms. It made available to each studio a set of pieces of the same shape and size as a game and made a proposal: to create, from these elements, an architectural module, habitable and inspiring, that would represent a true expression of creativity and functionality.

From this unique challenge and the surprising response it generated, RAR Imobiliária's first architecture exhibition was born, entitled “FORMA – Expressões de Arquitetura”, which will be on display from April 10 to 12 at SIL – Salão Imobiliário de Portugal, at the RAR Imobiliária stand, at FIL, in Lisbon.

Future investments

RAR Imobiliária is focused on expanding into strategic markets, maintaining its focus on the high-end segment and prestigious locations. Porto and Lisbon continue to be its priority areas, but the company is evaluating new opportunities in locations with potential for sustainable appreciation.

For the coming years, the company plans to invest around €40 million between 2025 and 2027, covering both ongoing projects and new developments. This strategy reinforces the creation of innovative and sustainable spaces, aligned with contemporary housing needs.
